Attainable Housing Program

We are delighted that you are interested in leasing at our community. In order to help you in making your decision, we have listed below the criteria for qualifying as a resident with us.

This community participates in a government regulated affordable housing program and requires both you and us to verify certain income information annually. Upon application approval a tenant income certification certifying annual income will require signature.
Any applicant or household living in one of these essential apartment homes can earn up to the following annual incomes below.

HOME Program Income Limits:

Income Limit: 80%

Total yearly income for all applicants cannot exceed $107,040

Income Limit: 140%

Total yearly income for all applicants cannot exceed $187,320

Rental Qualification Criteria

  • Each person 18 or older must submit a separate rental application and application fee, along with government-issued photo ID, both at application and move-in. Additional ID may be required should a fraud alert or credit bureau warning arise during screening. 
  • A credit and criminal history report will be processed on each applicant. A dynamic multi-factor qualification process is used to review an applicant's credit history. With this multi-factor approach no individual portion of the score alone determines the outcome of the scoring model. Additionally, the qualification model will consider several factors, including rental history, income, employment history, and other factors that are subject to applicable law. With this multi-factor approach, no individual factor determines eligibility. Depending on the results, an additional deposit or a guarantor may be required, which may include securing a bond with an acceptable third party of our choice. 
  • Poor previous rental history, including non-payment of rent, eviction within the last five (5) years, damage to property, or disturbance. 
  • We do not accept reusable tenant screening reports. 
  • If you provide false or misleading information on the application or during the application process, or if we are unable to validate any of the information you provide, your application may be denied. 
  • Approved Applicants will have 72 hours to accept the apartment and sign a lease.  
  • Lease Guarantee Option 
    • Applicants who do not fully meet our standard screening criteria may be eligible to qualify through our third-party lease guarantee partner, The Guarantors, instead of paying an additional approval fee. 
    • The Guarantors evaluates applicants using its own underwriting criteria. If approved, applicants must purchase the required lease guarantee policy before signing their lease. 
    • A lease guarantee may be offered based on factors including, but not limited to: 
      • Limited or insufficient credit history 
      • Previous late mortgage or rental payments 
      • Utility collections 
      • Recent bankruptcy 
      • Repossessions 
      • High credit utilization 
      • NSF history 
      • Previous lease or rental history concerns 
      • Other screening factors identified during the application review 
    • Qualification through The Guarantors is determined solely by The Guarantors and is not guaranteed. Applicants who do not qualify through standard screening or The Guarantors may be denied. 

Verification 

Depending on the results of the credit report, applicants may be required to provide proof of identity, income and/or satisfactory residential history such as recent rental or mortgage history up to seven (7) years.

Rental or mortgage payment history must include no more than four (4) or more late payments or NSF checks within 24 months will result in denial. Any unpaid rental balance may result in denial or, at the property's discretion, referral to our third-party lease guarantee provider, TheGuarantors, for additional qualification.

Qualification through TheGuarantors is determined independently by TheGuarantors. Applicant must be on notice with their current landlord. No outstanding monetary judgments exceeding $500 within the last 7 years.

No tax liens. Proof must be provided within 72 hours of notification. If an applicant is unable to provide the requested information within 72 hours, the applicant must submit a written request that states the amount of time needed and the reason the information cannot be provided within the allotted timeframe.  Such a request must be submitted within 24 hours of notification that more information is needed.  

Rent to Income Ratio/ Ability to Pay Rent 

With the exception of applicants who have an income-based housing subsidy, the combined gross monthly income of all applicants must total at least two and a half (2.5) times the monthly rent for applicants with approved credit. Applicants who receive housing assistance must earn two and a half (2.5) times the portion of rent for which they are responsible. Income qualification will be calculated based on the applicants share of the rent only.  Please contact our office if you have an income-based housing voucher subsidy that should be taken into consideration. 

Applicants must provide three (3) most recent months of consecutive pay stubs. If paid by paper check, check-cashing receipts are required. A letter, fax, or email from an employer is NOT acceptable income verification. Income and credit scores will be averaged for multiple applicants. All bank account information must be from a U.S.-based bank. 

Applicants who have insufficient income may qualify with a Guarantor. The Guarantor must: have a gross monthly income of at least six (6) times the monthly market rent; meet all other qualifying criteria; be a relative or employer and a U.S. Citizen; and complete and sign a Lease Guaranty Agreement. 

Occupancy Guidelines 

Governed by applicable law, and in the absence of any more stringent requirements, the standard occupancy guidelines will be a maximum of two (2) residents per bedroom plus one. 

Criminal Background Screening 

All applicants and prospective occupants age 18 and older must submit an application for criminal background screening. Conviction for a felony crime committed within the last 7 years may be cause for denial after an independent review of the individuals criminal screening results, taking into account the nature and severity of the conviction and mitigating factors such as age at the time of the criminal conduct, evidence of good tenancy before and after the conduct, evidence of rehabilitation, and the amount of time that has passed since the conviction. Convictions for sex-related offenses may be subject to consideration beyond 7 years, where permitted. Nothing outlined in these Qualification Criteria should be construed as a representation or guarantee that residents of this community have not been convicted or pled guilty or no contest to any felony or other criminal offense. 

Pets 

Pets are accepted. Please ask your Leasing Professional for the propertys specific pet requirements, including any breed restrictions, weight limits, and applicable fees. 

Renters Insurance Requirement 

All residents are required to carry Renters Insurance with a minimum liability limit of $100,000 for the duration of their tenancy. 

Screening Results Outcome 

If the results of your application screening indicate a negative credit or criminal history or sex offender registry, and you would like to obtain additional information or dispute the results, you may contact the consumer reporting agency identified below or access your Applicant Portal.

If you wish to dispute the accuracy or completeness of the data cited in this report, please submit a Consumer Report Dispute Request within the application portal (https://applications.eliseai.com) with your Notice ID.

There may be residents or occupants who have resided in the community prior to these requirements going into effect or who have received reasonable accommodations.
